IET, Inc. acquires larger building
Commercial AdVantage; August, 1997

"This is a beautiful building for us," said Ronda Massey, vice president of IET, Inc., a professional industrial engineering firm. "We really needed the space." IET recently relocated to 3539 Glendale Ave.

She explained that the company had outgrown its former 2,400 square-foot headquarters purchased seven years ago when there were three employees. Today, the IET staff has grown to 60 people.

According to Massey, the IET staff occupies the second floor of the facility. A workout exercise room, complete with shower, was created in a first-floor room. "The building was in excellent condition," she said. "We moved into the building as it was and only added some extra cabling for networking capability," she said.

"Our business is to improve productivity in manufacturing plants, yet we felt that our own efficiency was down because we did not have the space for the 20 projects being worked on at any given time," said Timothy Stansfield, PE, company president and founder.

"Finding a building in Toledo to meet our engineering staffing needs was difficult to find, but Denise Zyndorf of The Reichle Klein Group, a CB Commercial Partner, was able to find just the right facility for us. The previous owners, Mannik & Smith, an engineering and surveying company, were looking for a larger facility for their business. This building was not on the market, but Denise's pursuit on our behalf brought Mannik & Smith and us together," he continued. "A deal was quickly reached."

According to Jaan Mannik of Mannik & Smith, "The offer for our Glendale building, made the deal happen on our new headquarters building in Arrowhead Park," he said. "This was a win-win situation," he added.

"This was one of those fun transactions where everyone was truly happy," Zyndorf said.

Marty Gallagher, SIOR of Michael Realty Co. represented Mannik & Smith on both transactions.

Stansfield said the firm specializes in working with manufacturing firms on manufacturing system design, work measurement, manufacturing simulation, production scheduling, work flow design, productivity measurement software and warehouse design.
